WENTZ GROUP COMPLETES CONSTRUCTION OF THE
STATION OAKS OFFICE AND RETAIL CENTER

Wentz Group accomplished an early contractual completion of the $31-million project
and was awarded a completion bonus

SAN CARLOS, CA -- (July 19, 2002). Wentz Group, a leading California-based general contractor for 28 years, recently completed a $31-million contract for the construction of Station Oaks office and retail building for SSR Realty Advisors. Located at 3131 Oak Road in Walnut Creek, construction was completed this month.

Designed by Jordan, Woodman, Dobson Architects, the 7-story building consists of 195,000 square-feet of office space and 15,000 square-feet of retail space. In addition, a 5-story parking structure with one-level of subterranean parking has capacity for 566 parking spaces. The clean modernistic building with turn of the century urban topologies was constructed of structural steel with EIFS skin. The exterior has a Venetian ochre finish with a decorative limestone base and clear glass windows with anodized aluminum frames. A dramatic, 7-story aluminum and glass storefront graces the northeast corner of the building as the main entrance. The entrance and retail windows on the first level are clad in detailed and refined custom steel and glass canopies, which allow light to filter while creating shade and protection from the rain.

The new urbanism style building provides a pedestrian friendly environment by placing the building close to the street and fostering a strong retail presents. A pedestrian path runs along the interior side of the building and leads to a circular public plaza. The plaza features a sitting area, landscaping with trees, low ground cover and planter boxes and colored concrete, which accents the building.

"It took unbelievable effort of the project team to overcome a number of obstacles on this project", said Bradley Wentz, president of the Wentz Group. "As a result of the resiliency of the project team, Wentz Group accomplished an early contractual completion in addition to receiving a completion bonus from the owner."

Recently, Station Oaks was acquired by The PMI Group, Inc. As the new, world headquarters, The PMI Group is scheduled to move into the facility next month. The PMI Group will occupy approximately 120,000 square-feet and remainder of the office and retail space will be leased to other tenants. Although tenant lease agreements are currently underway, they have not been confirmed as of yet.
