             WENTZ GROUP COMPLETES CONSTRUCTION
            OF 
            101 ELLSWORTH IN DOWNTOWN SAN MATEO 
            $15.5 million facility is the first Class-A building to be built  
            in the downtown area in 20 years  
            SAN CARLOS, CA -- (July 15, 2002). Wentz Group, a leading
            California-based general contractor for 28 years, recently completed a $15.5 million
            contract for the construction of the 101 Ellsworth office building. This building will be
            the first Class-A office building in downtown San Mateo in 20 years. Construction began in
            April 2000 and was completed this month. The project is a joint venture between the
            National Electrical Benefit Fund, advised by Chadwick-Saylor, and Glenborough Realty
            Trust, a San Mateo-based REIT.  
            "Wentz provided exceptional standards of quality and service on
            this highly detailed project," said Dan Levin, senior vice president of development
            for Glenborough. "The hands-on expertise and attention to detail provided by the
            project manager and the superintendent were critical to the success of the building."
             
            The 6-story, 86,000 square-foot office building was designed to mirror
            the historical district of San Mateo. The context of the building marries the character
            and style of the 1800’s with modern building techniques. Constructed of structural
            steel, the exterior is fashioned in earth toned EIFS with highlighted decorative details
            around doors and windows. Atop the structure is a Spanish-style, Stanford-blend tile roof,
            which blends with other area buildings. The structure features a six-level center tower
            and two, four-level wings, which provide a gracious and gradual scale change in
            appearance. The two wings have rooftop gardens with spectacular 360-degree views of the
            Bay Area.  
            The project is a welcome addition to downtown San Mateo. It is
            esthetically attractive with a friendly urban streetscape that includes a lighted
            pedestrian path and trees along Ellsworth and First Avenues. It also offers new,
            state-of-the-art Class-A office space for the downtown area. Finally, there is a 3-level,
            228-stall subterranean parking structure, which will be open to the public after business
            hours and on weekends.  
            The highly detailed interior features a circular lobby with
            hand-painted lime wash walls and a rotunda ceiling. An intricately designed limestone and
            marble floor is reflected in the mirrored dome ceiling above. Custom designed brass and
            burnished iron handrails and wall sconces provide elegant accents. The interiors of the
            three elevators are decorated with metal-etched silk-screen images of turn-of-the-century
            San Mateo landscapes created from historical photographs. 
            Merrill Lynch will occupy the entire fourth floor of the building.
            Discussions are currently underway for tenant occupancy for the remainder of the building. 
            "Removing the pre-existing building and digging 35-feet to the
            water table for the 3-level subterranean parking structure was a challenge," said
            Chris Thompson, senior project manager for Wentz Group. "As a result of careful
            planning and timely execution, we were able successfully complete the subsurface
            work."
